JOB SUMMARY:

The HVAC/Refrigeration Technician is responsible for safely operating, maintaining, modifying, and repairing the client's base building HVAC/ Refrigeration systems, equipment, controls, and related laboratory support systems and equipment. Supervisory responsibilities of apprentice HVAC Technicians and general maintenance technicians may also be included, as well as completing one's own work tasks assigned.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

SUPERVISORY RESPONSIBILITIES:

  • Performs all assignments in accordance with C&W Services' and client's approved procedures
  • Work with the C&W Services Chief Engineer to utilize the CMMS to coordinate and track resources/expenditures for all work performed

HVAC Equipment Maintenance, Repairs and Inspections

  • Maintain HVAC, controls, and plumbing systems and equipment as part of the facility's preventive maintenance program
  • Respond to all Hot/Cold calls and execute monitoring of space temperatures
  • Conduct necessary troubleshooting and testing of equipment to determine root cause of breakdown; remove and replace faulty parts, major components, and adjust for proper operation
  • Monitor, adjust, repair, and maintain control systems used for building HVAC and lab support equipment
  • Perform preventive maintenance, troubleshooting, repairs, adjustments, and minor installations to base building and laboratory air conditioning systems to include; refrigeration compressors, cooling and heating systems, rooftop units, split systems, humidification units, and heat exchangers.
  • Includes operation and maintenance of steam to hot water heat exchangers, purchased chilled water system, refrigeration compressors, associated electrical, electronic and DDC controls.
  • Technician should be capable of responding to a variety of trouble calls such as, but not limited to, hot/cold issues, general plumbing, minor carpentry work, minor electrical repairs, piping repairs, minor leaks and general customer service skills (face to face communication)
  • Technician must have a basic understanding how to trouble shoot systems including, circulating water systems, pumps, motors, and control system.
  • Must be able to work from elevated areas such as ladders, platforms, scaffolding, etc., utilizing fall protection equipment as necessary to complete tasks.
  • Read, interpret, and perform field markup of engineering drawings and technical sketches. Develop and make technical sketches.
  • Maintains records for inventory of repair supplies and materials; prepares materials requisitions for approval of supervisor as replacement needs dictate.
  • Must be able to effectively work alone or in groups with others
  • Assists other Trades as directed by Chief Engineer
  • Technician must have a basic understanding on trouble shooting commercial grade refrigerators and freezers.
  • Technician must have a basic understanding on trouble shooting walk in refrigerated and freezer units.

Laboratory Equipment Maintenance, Repairs and Inspections

  • Vacuum system and pumps
  • Reverse Osmosis De-ionized water system
  • pH Neutralization System
  • Fume Hoods / Biological Safety Cabinets
  • Compressed Air systems

Energy Management and Conservation

  • Familiarization with the Honeywell Building Automation Systems
  • Operate, evaluate, and set efficient parameters for the Honeywell energy management system to achieve maximum efficiency and cost savings
  • Continually evaluate new equipment and ideas to maximize efficiency and cost savings

Additional Responsibilities could include:

  • Requires knowledge of tools and equipment related to HVAC/Refrigeration trade, as well as basic computer and shop math abilities.
  • Ordering of necessary parts and supplies for HVAC/Refrigeration work
  • Maintain lab air compressors, air dryers, and supervisory equipment alarms
  • Perform other related duties as assigned such as snow removal, assisting other tradesmen, and emergency repairs
  • Assist in the development and administration of Standard Operating Procedures
  • Effectively communicate in a positive, proactive manner with all team members, customer employees, and vendors; demonstrate a team and teamwork values

OBJECTIVES:

Safety - perform work safely without injury

  • Utilize all safety practices appropriate to the work being done
  • Attend, pay attention and participate in safety meetings and training
  • Observe and promptly report safety violations/unsafe conditions in the work area to Facility manager
  • Use fall protection equipment when working on elevated areas

Workmanship - complete work in a professional, high quality manner

  • Fix the problems
  • Use the appropriate materials and tools
  • Use the appropriate amount of time
  • Clean up afterwards

Processing paperwork timely and complete

  • Closeout work orders with time, expenses, and comments on day work is completed
  • Fill out purchase requisition for all purchases

Customer satisfaction - create customer satisfaction with work performed

  • Perform work requested in time allotted
  • Communicate completion of work

REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

  • Must possess a high school diploma or an approved GED
  • Must possess a current NJ Master HVAC Contractor license
  • Must possess a universal CFC certification for refrigerant recovery
  • NJ Industrial Wastewater Treatment System (N License) is a plus, or willing to obtain one
  • Previous experience with laboratory operations and maintenance preferred
  • Must be familiar with EPA codes and regulations
  • Ability and willingness to work off hours if necessary, evenings, and nights as well as overtime, weekends and holidays, as required

WORKING CONDITIONS and/or PHYSICAL REQUIREMENTS:

The employee works both inside and outdoors and is exposed to changing conditions. The employee frequently works near moving mechanical parts and exposed to wet and /or humid conditions. Occasionally works in high precarious places.

The company will not pay less than minimum wage for this role.


The compensation for the position is: $30.00 - $45.00
